Florida Shopping Center Sales MISSION GOAL: Our mission goal is to develop a life-long professional relationship with each of our investors, helping them one deal at a time to achieve their shopping center sales goals. We will put ethics above money, and we will work diligently to help our investors to buy, sell, or exchange their commercial real estate. As needed, we will refer our client to qualified legal, banking and accounting professionals who specialize in commercial real estate retail net leased investments. We will strive to improve our knowledge about financing, 1031 exchanges, tenant credit financial worth, environmental concerns, property management, asset management, federal and state income tax, state sales tax, property tax and contract terms, and help our clients to make financially secure investments. OUR SPECIALTY: The initials CSI mean commercial services and investments. CSI is a commercial real estate company that specializes exclusively in buying and selling retail net leased investments that are leased to credit tenants with no (or minimal) landlord responsibilities. (Chain restaurants, strip centers, shopping centers, power centers, malls, drug stores, department stores, grocery stores) We welcome principals, their brokers and agents. We pay brokers and agents a 25% referral fee on any sales or leases that result from a referral. SERVICE: We maintain 16 World Wide Web sites that are dedicated exclusively to Commercial Real Estate Retail Net Leased Investments. We belong to the major commercial listing services, and we have recent sales information that we update every month so that we can stay on top of what is happening in the market place. We broker commercial real estate net leased investments in all 50 states, and we specialize in properties located in Orlando Florida as well as Miami, Ft. Lauderdale, West Palm, Venice, Ft. Myers, Sarasota, St. Petersburg, Clearwater, Tampa, Ocala, Gainesville, Pensacola, Jacksonville, Daytona, Kissimmee, Clermont, Haynes City, Plant City, Lakeland. Once we have established a working relationship with a principal, we send investment packages that have pictures, demographics, maps and investment summary's. We also personally visit any properties that our clients are interested in to insure that the property and its surrounding areas meet or exceed the investor's desired market, demographic and traffic criteria. We also take numerous pictures of the property and its surrounding areas to give you (our client) a better idea of the area, the subject property and the businesses and residential neighborhoods that are close to it. If available, we also provide both aerial and birds eye pictures of the subject property, and county property appraisal information documenting the land size, building size, prior sales price and dates. We also provide detailed lease information to our lease tenant clients. Our data base has the most recent up to date sales and lease information for the entire state of Florida.
